Inspire Property Management does not accept Comprehensive Reusable/Portable Tenant Screening Reports.

There is a non-refundable application fee of $55 per adult (18+). All occupants over the age of 18 must submit an application. No application will be accepted until the applicant has physically viewed the property with a representative of management.

Applicants must be on time for scheduled showings or reschedule with reasonable notice, failure to do so may result in denial.

Screening Criteria:
Applicants are evaluated based on verifiable income, debt-to-income ratio, credit history, rental history, criminal history, accounts in good standing, bankruptcies, and applicable registries.

A debt-to-income ratio of 50% or less is required.

Income Verification:
    •    Salaried/W2 employees: Most recent pay stubs and W-2 forms
    •    Self-employed applicants: Most recent tax returns

Credit Standards:
    •    A credit score of 650 or higher is preferred
    •    Applicants below 650 may be approved only if all of the following are met:
    •    No late payments on any tradeline within the past 12 months
    •    No collections or charge-offs within the past 12 months
    •    No current delinquencies
    •    Medical-related collections and traffic-related fines are not considered disqualifying

Rental History Verification:
Rental history must be supported by a minimum of 12 months of bank statements showing consistent, on-time rent payments.

Positive rental history is required. Applicants with prior evictions or unresolved landlord-tenant issues will not be accepted.

Move-In Costs:
First month’s rent, security deposit, and a $150 administrative fee are due at lease signing.
